Conditions and Reasons
1By virtue of the design, form, bulk and materials of the proposed block of flats and under-croft garages, it is considered that the development would be out of character with the area. As such the proposal is contrary to Policy D2 of Sedgemoor's Adopted Core Strategy.
2It has not been clearly demonstrated that the development can be undertaken with an appropriate means of dealing with the surface water drainage that would arise from the development of this site and as such could result in flood risk. The proposal is therefore contrary to Policy D1 of Sedgemoor's Adopted Core Strategy.
3The proposal is contrary to Policies D9 of Sedgemoor's Adopted Core Strategy and the provisions of the NPPF Section 4, since the proposed development has sub-standard provision of parking, inadequate visibility, inadequate turning provision, and poor layout, and is likely to lead to additional hazards for all highway users.
