Conditions and Reasons
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
Prior to commencement of development, details of a scheme for the management of surface water based on suitable drainage principles should be submitted to, and approved in writing by, the Local Planning Authority. The scheme shall be managed and maintained in accordance with the approved scheme for the lifetime of the development. Reason: In accordance with policy D1 of the Local Plan.
The development shall be undertaken in accordance with the approved Flood Risk Assessment (18/06/2019, Dean Arscott), including setting finished floor levels 300mm above existing ground levels. Reason: To reduce the risk and impact of flooding on the proposed development and future occupants.
